Can a residential property manager sell its data to AI?

What apartment and single-family managers could license to AI buyers, what tenant data stays out, and how many firms qualify by size.

Last updated 5 sources cited1 min read

Short answer: Often yes, for operating records with tenant personal data removed: work orders, leasing workflows, owner reporting and vendor management. Screening reports and payment data stay out. Census counts 2,824 U.S. residential property managers with 30+ employees and 1,886 with 50+.

What residential managers hold

  • Maintenance requests and work orders, from request to completion.
  • Leasing inquiries, showings and renewals.
  • Owner statements and monthly reporting.
  • Rent ledgers, tenant screening reports and payment details (keep these out).

Consumer reports and payment data

Tenant screening and credit reports are consumer reports under the Fair Credit Reporting Act. Mode says health records, payment card data and children's data are excluded, and that its AI customer is contractually barred from trying to identify anyone in the data (Mode affiliate FAQ).

Size and fit

Mode lists 50+ employees for industries outside legal (10+) and accounting, medical and finance (15+) (Mode). micro1 asks for 30+ employees, mostly English data, and says it is prioritizing US companies (micro1).

What makes it valuable

Mode names four drivers: how many people work in the company's systems (today and at its peak), years of records, number of connected systems, and volume. Records that show outcomes, such as deals won or lost and jobs completed, raise the number (Mode affiliate FAQ). For residential managers, completed work orders and lease outcomes are the outcome records.

Frequently asked questions

Do tenants need to agree?

It depends on your leases, privacy notices and state law. Ask your attorney; the buyer's de-identification doesn't replace that review.

Do we need to own the software data?

Mode asks that you own the records in your systems. Check your property-management software terms for export and ownership.
