MLS rules and AI training data: what brokerages need to know
Short answer: MLS content is licensed to brokers for specific uses, and some MLSs now ban using it to train public AI systems. Treat listing data as out of scope for an AI data license unless your MLS agreement says otherwise in writing.
An example policy
ARMLS prohibits using MLS content to train open, public or consumer-facing AI systems and bars giving it to third-party AI systems that train on it (ARMLS Content Access Policy).
What to do
- Read your MLS's current rules and your data license.
- Exclude listing feeds, photos and remarks you got through the MLS.
- Consider your own operational records instead.
